The onsite sales team works for the builder. Tim’s job is helping you get the most out of what they’re offering, and handling the lease standing between you and the keys.
Tim covers the inspection fee.* By month 11, a new home has had time to settle, run through Arizona heat, and show how its systems and finishes are performing. An independent inspection turns those observations into a dated report while applicable written warranty deadlines may still be open.
What the inspector may review
*For buyers who purchase with Tim. Inspection by an independent, BTR-certified Arizona inspector you choose from Tim’s list; your inspection agreement is with the inspector and Tim pays the inspection fee. Inspection scope is governed by that agreement. Exact timing, repairs, and coverage are governed by the builder’s written warranty. Tim can help organize the report and attend a builder walkthrough, but does not act as the inspector or guarantee coverage. Program subject to written terms.
Rent pays for this month. A mortgage payment builds equity you keep. Builder incentives like rate buydowns and closing-cost credits can pull a new-build payment closer to your current rent than you’d expect.
Payment comparisons and figures come from a licensed lender. Taxes, insurance, and HOA are part of the real math, and the consultation runs your actual numbers.
