New construction

You may be closer to owning than your lease says.

When you buy a new-construction home with Tim, lease-buyout assistance* may cover your exit.

*Subject to eligibility and written terms. Read the full terms.

How the lease buyout works

Three moving parts, all sorted out before you sign anything.

Read

Tim reviews your lease first: the termination clause, the notice window, and what leaving actually costs.

Match

Your exit cost and timing get matched to your new-home purchase and the assistance you may be eligible for.

Move

The assistance goes in writing before you buy. Your lease closes out properly, and you move once.

I used to sit on the builder’s side of the desk.

Tim Coleman spent ten years in new home sales for builders. Incentive budgets, lender credits, contract timelines: he knows how they work from the inside. Now he’s independent with Call It Closed International Realty, working on your side of the table.

The onsite sales team works for the builder. Tim’s job is helping you get the most out of what they’re offering, and handling the lease standing between you and the keys.

Handed Tim’s card at a sales office? This is that page. The goal is keeping you in the community you picked and getting you that home.
Included for Tim’s buyers

Eleven months later, Tim comes back.

Tim covers the inspection fee.* By month 11, a new home has had time to settle, run through Arizona heat, and show how its systems and finishes are performing. An independent inspection turns those observations into a dated report while applicable written warranty deadlines may still be open.

What the inspector may review

Exterior and drainageRoof surfaces, stucco, grading, drainage, and visible foundation conditions.
HVAC and plumbingCooling performance, fixtures, supply and drain conditions, and water heating.
Electrical and safetyPanel conditions, outlets, GFCI protection, detectors, and accessible components.
Interior performanceWindows, doors, drywall, cabinets, finishes, and installed appliances.
  1. Closing dayKeep the keys, warranty documents, and builder service instructions together.
  2. Month 10Tim checks in, confirms the written deadlines, and helps schedule your inspector.
  3. Month 11Your independent inspector performs the review and delivers the report to you.
  4. Before the deadlineDocumented concerns are submitted through the builder’s written warranty process.

*For buyers who purchase with Tim. Inspection by an independent, BTR-certified Arizona inspector you choose from Tim’s list; your inspection agreement is with the inspector and Tim pays the inspection fee. Inspection scope is governed by that agreement. Exact timing, repairs, and coverage are governed by the builder’s written warranty. Tim can help organize the report and attend a builder walkthrough, but does not act as the inspector or guarantee coverage. Program subject to written terms.

Rent vs. own, without the spin.

Rent pays for this month. A mortgage payment builds equity you keep. Builder incentives like rate buydowns and closing-cost credits can pull a new-build payment closer to your current rent than you’d expect.

Payment comparisons and figures come from a licensed lender. Taxes, insurance, and HOA are part of the real math, and the consultation runs your actual numbers.
